When checking out a condo to buy, homeowners often wonder who’s responsible for covering roofing costs. The answer to that actually depends on the condo association. For instance, the condo you’re currently looking at has rules (known as Covenants, Conditions, and Restrictions or CC&Rs) stating that repairs and upkeep are the responsibility of each individual owner. A different condo building, on the other hand, may say otherwise and that their association is the one that takes care of the building’s roof.
If you plan to buy detached condos, it’s likely that you’ll bear the roof-related responsibilities, such as calling and paying roofers to inspect and maintain your roof, compared to those who own condos in high-rise buildings.
When Do Associations Cover The Roof?
If you happen to live in a building that has an association that pays for the roofing maintenance, the costs will go to your condo fees, which go into the established reserves for emergencies. These reserves are also built into your monthly dues to the association. If the funds don’t fully cover the roof repairs or replacements, you may end up paying higher dues that month. Alternatively, the association may also opt to increase the dues for the following year to make up for the shortfall.
