Our inspector will then want to see how many layers your roof has. If it’s determined that a roof replacement is necessary after the inspection, we will include how many layers would need to be torn off prior to a new roof being installed.
Roof Decking Condition
We determine if your roof’s decking is spongy or solid, and if the nails are holding strong.
Roof Vents
Next, we check your gable, soffit, or ridge vents for any obstructions. If you have gas appliances, we check if the expansion and contraction has begun to pull the fasteners from the metal gas vent.
Shingles
Our inspector looks for nails that have been driven in sideways by the previous contractor. This can lead to small bumps in your roof or it can lead to nails that have hit cracks and are starting to back out. They will also check for missing, loose, cracked, buckling or blistering shingles.
Penetrations and Skylights
A roof penetration is something that sticks out of your roof such as chimneys, pipe boots and skylights. We check all penetrations for leaks or damage.
Chimney
Speaking of chimneys, we conduct a more in-depth inspection of this particular penetration, checking the flashing, mortar condition, and chimney cap condition.
Flashing
This is any type of metal placed around areas where the shingles butt up against a wall, chimney or valley. We look for damage, rusting, or separation of the flashing.
Gutters
Gutters and downspouts are a big part of the health of your roof. We check for cracks or open seams and make sure there is no blockage that is causing a backup. We also check for standing water as well as proper pitch.
