In our last article, we discussed how ice dams form and the damage they can cause. The good news is, you may be able to prevent ice dams from forming by maintaining your roof and removing the ice dam fuel source: snow.
Prevention
In addition to fixing insulation and ventilation inside your attic, raking snow from the roof is the most direct way to prevent ice dams from forming. For some homes, using a simple roof rake while standing safely on the ground away from electrical hazards will do the trick. For larger homes with multiple stories or steep pitches, or roofs near electric lines, removing snow yourself may be dangerous. Every winter numerous accidents – and even fatalities – are reported from people falling. Raking while standing on a ladder or climbing onto the roof itself is not safe. Roof work is dangerous enough when all hazards are visible. Poorly protected fall hazards blanketed in snow (such as skylights) create a recipe for disaster. For your protection, the services of professional contractors who adhere to OSHA industry standards are recommended.
Remediation
If ice dams formed before you could prevent them, you may need professional help. If your home is new and under warranty, you should report the damage to the builder and be prepared to give them access to inspect the damage and determine the cause. You’ll need to remove snow to stop the process from getting worse. Actions like putting ice melting chemicals on your roof or chipping ice away can damage your roof and are not recommended. You should instead hire a trained, professional, insured service provider that uses steam.
Does Insurance Cover Damage?
If an ice dam causes damage to the interior of a structure, this may constitute an insured loss. Check your policy. In addition, most insurers will pay ice dam removal costs for the portion of the dam that actually caused damage. You’re typically responsible for removing other portions and maintaining your roof and attic to prevent ice dams from forming again.
